Perch Flex Terms
Version 2026.11.02 v1. Effective November 2, 2026.
The short version
Perch sends you buyers at no cost to you until a deal is made. If a buyer we send you leases a board from you, you pay Perch 5% of the total lease value, within 14 days. That is the whole deal. The rest of this page spells out how it works so there are no surprises on either side.
Example: a buyer leases a board at $3,000 a month for 12 months. The total lease value is $36,000 and the Perch fee is $1,800.
1. Who this covers
These terms are between Perch ("Perch") and the company or person who accepts them ("you"), for every board you own, manage or sell advertising on, including boards you add later. The person accepting confirms they have the authority to bind your company.
2. What counts as a Perch lead
A Perch lead is any advertiser or buyer whose request came through Perch and whose details Perch shared with you, in full or in part. Each lead carries a lead ID. A teaser that names the board, dates and budget but not the buyer is not a Perch lead until you accept these terms and ask for the buyer's details.
3. The fee
You owe Perch 5% of the total lease value of every Attributed Deal. Total lease value is the monthly rate multiplied by the number of months committed, including any months added by an extension, renewal or add on. If the price is a flat fee, a package or a mix of boards, it is the full amount the advertiser commits to pay for the media. Taxes are not part of the value.
An Attributed Deal is any lease or sale of advertising to a Perch lead, or to a company that lead owns, runs or acts for, that is signed or agreed within 12 months after the day Perch first shared that lead with you. It covers the board the lead asked about and any other board you or your affiliates control. It applies whether the deal is made through Perch, directly, or through another person, and whether or not Perch is told about it.
4. When you pay
The fee is due within 14 days after the earlier of the day the lease is signed or the day the advertiser makes its first payment. Perch will send an invoice that names the lead ID, the date the lead was shared, the board and the lease total. Late amounts add interest at 1.5% a month, or the highest rate the law allows if that is lower. If Perch has to take steps to collect, you also pay the reasonable costs of doing so, including legal fees.
5. Tell us when you sign
You must tell Perch in writing within 5 business days of signing or agreeing to any Attributed Deal. Include the advertiser, board, start date, monthly rate and number of months. When Perch asks, you will confirm those details, and send a copy of the lease or order showing dates and amounts, with other terms left out if you prefer. Perch may also confirm the outcome with the buyer.
6. Do not go around Perch
You will not use a buyer's details to avoid the fee, for example by closing the deal through a different company, by changing the board, or by waiting until the 12 months have passed while staying in touch with the buyer. Buyer details are shared only so you can answer that buyer's request. You will not sell them, add them to marketing lists, or pass them to anyone who does not need them to answer the request, and you will follow all privacy and marketing laws that apply.
7. How you accept
You accept these terms in any of these ways, and each one is a binding electronic signature:
- Ticking the Perch Flex box when you claim a board.
- Replying to a Perch email that links to these terms and saying you accept.
- Asking for, receiving, opening or replying to a buyer's contact details from Perch after being sent a link to these terms.
Perch keeps a record of the date and time, the version of the terms and, for the form, the network address the acceptance came from. You agree that this record is evidence of your acceptance. You may not receive a buyer's contact details without accepting.
8. Stopping and pausing
You can stop receiving leads at any time by emailing Perch. That ends future leads only. These terms keep applying to every lead you have already received, for the full 12 months, including any Attributed Deal that comes later. If you do not report a deal or do not pay on time, Perch may stop sending you leads and remove any verified status on your boards until the matter is settled. Doing so does not waive the fee.
9. What Perch does not promise
Perch does not guarantee any number of leads, any response from a buyer, any price or any deal. Perch is not a broker or a party to your lease, and is not responsible for what you or the buyer agree to. Perch Estimates are modeled and are not quotes. Perch's total liability to you under these terms is limited to the fees you paid Perch in the twelve months before the claim, and Perch is not liable for lost profits or indirect losses.
10. Changes, disputes and the rest
Perch may publish a new version of these terms. A new version applies to leads shared after you have been told about it and accepted it. Leads you received earlier stay under the version you accepted. If you think an invoice is wrong, write to Perch within 14 days of receiving it, explain why, and both sides will try in good faith to settle it for 30 days before going to court. These terms are governed by the laws of the State of Illinois, and the state and federal courts in Cook County, Illinois are the place for any dispute. If a part of these terms is found unenforceable, the rest still applies. These terms and the Terms of Use are the whole agreement between you and Perch on this subject.
